Our Areas of Practice

At Mian Phillips & Co. Lawyers, we believe that "prevention is better than cure". We encourage our clients to seek legal advice at the outset. Where appropriate, we also ensure that any proposed course of action or understanding is accurately documented prior to the transation running its course.

Conveyancing and Property Law

Whether you are purchasing your first home or adding another title to your portfolio, we would be pleased to assist you with all your conveyancing needs. We look after the entire conveyance transaction, from start to settlement, including:
  • Preparing Contracts of Sale and Vendor’s Statements (“Section 32”)
  • Reviewing Contracts and Vendor’s Statement and advising you prior to you committing to purchase
  • Preparing Contracts and Vendor’s Statements, including for “Off-the-Plan” sales
  • Arranging settlements electronically, via the online settlements platform “Property Exchange Australia (“PEXA”) - we personally conduct the PEXA transaction on your behalf, we do not employ any external third-party agents.
In most circumstances, we undertake conveyancing matters for a fixed fee as negotiated with you, plus standard disbursements (such as costs of title searches, rates certificates and PEXA settlement fees). We can also assist you with other aspects of property law, including:
  • Adverse Possession matters
  • Owners Corporation disputes
  • Subdivisions
  • Property developments and joint ventures

Wills

It is important to have a Will, which records your wishes regarding how your estate is to be administered in the event of your passing. We often hear many myths and misconceptions about the validity and/or desirabily of making a Will. Please contact us to clarify any preconceived conceptions, and to make or update your Will.
